How can I preview a home for Lease?

Rent806 schedules showings of available rental units Monday – Saturday. You will need to schedule your showing atleast 1 day prior to your showing date.

To see a house contact us at 806.793.8759 to set up a time. Once a property is on the schedule for a showing that will be the only time for showing the house that day. Any other tenants that call in interested in the property will be lumped together at the same time.

We allow 10 minutes for tenants to preview the home. We schedule showings 20 minutes (& that includes drive time) apart so that doesn’t leave time for tardiness. If you are more than 5 minutes late you will have to reschedule your showing. We do offer virtual showings as well.

Be sure to let us know if you want to see the home in person or virtually when setting up your appt. We will text you the day of your showing to confirm. You will need to respond to confirm in order to keep your appt.


Who needs to apply?

Everyone that will be living in the home 18+ will need to fill out an Each Any tenant over 18 years old as well as all cosigners must submit an application and pay an application fee in the amount of $50.


How can I hold a house?

In order to hold a property you will need to have all prospective tenants submit an application as well as any cosigners. Then you will need to bring the security deposit (in person) to our office at 4803 Elgin Ave.

Once all applications are received and we have the deposit we will put the property on hold for you while we process your paperwork. Once approved you will be sent a lease to sign (must sign within 2 days of lease being sent).


Pre-Leasing a property is the process where we rent a home prior to the move in date. Rent806 markets properties 90 days prior to tenant move out. This gives time for prospective tenants to preview the homes, apply, and pre-lease (for a future move in date).

What does it mean to “Pre-Lease a House”?


Can I rent a home if I am not in Lubbock?

Yes you can! We often time have tenants that are back at their home city but still need to secure a property for their next semester school year. Property pics & videos are available online & we offer virtual showings as well via face-time or zoom. Applications can all be done online, including any cosigner aps. The deposit can be over-nighted to our office in order to put a hold on the property.


Is the Rent per person or for the whole house?

The rent listed on our website is the total price. For example if you see a 3 bedroom advertised at $1200 – this amount is the total rent. If you have roommates you may split up the $1200 how ever you would like. Rent806 is only concerned with receiving the total rent amount. Each tenant and cosigner will have their own portal access to make rent payments & submit repair request.


Can I get a pet?

  • We do NOT have Breed Restrictions. We love all of your fur babies!!

Yes, nearly all of our homes are pet friendly with a $250 non refundable pet fee. If you want to bring your fur baby let us know so that we can make sure the proper paperwork is drawn up for you. Unauthorized pets have a $250 fine plus $25 per day until the pet is removed. So be sure to let us know BEFORE you bring your pet to your rental. Anyone that has a pet will be required to obtain renters insurance with a minimum liability policy of $500,000.


What should I do to prepare for my move in day?

You will need to do a few things prior to your move in. Once you sign your lease the following steps should be done. 1. Contact the Utility Companies and have the utilities set up to transfer into your name on your move in date. LP&L for water, trash, & sewer, Atmos for gas, & the electric provider of your choice (we use TXU Energy). If you are in Southwest Lubbock you will need to contact SPEC as well. Email cp@rent806.com your new account numbers & date of transfer info prior to move in. 2. Set up renter’s insurance naming Rent806 as coinsured with a minimum liability of $500,000. 3. Pay any fees & your rent atleast 1 day prior to your move in. Most payments that are due you can pay online through your tenant portal. Payments for Deposits & Admin Fees must be done in person at our office. 4. If you have a pet turn in your Insurance & Pet Docs- emailed to cp@rent806.com – be sure to list your new address in the subject line.


Please please please….

Do not procrastinate when setting up the utilities to transfer. Both LP&L and Atmos get very busy in the summer. We have had tenants tell us that sometimes it takes up to 2 weeks to get the utility company out due to high volumes of turn overs.

What is the Admin Fee for?

The admin fee is a non-refundable fee that covers basic cleaning and yard for your home at move out. Any cleaning, yard work, or damages beyond normal will be charged to you and taken out of your security deposit.

Do I need renter’s insurance?

Well that depends. We will always recommend that you have insurance but we only require it if you have a pet. If something were to happen and your personal belongings we damaged the owner’s insurance policy would not cover your items. It is always a smart idea to get a policy. You can add renters insurance to most auto policies & most of the time you can get a great discount by bundling. If you have a pet then Renter’s insurance IS required.
